Selling Your Home

Essentials of Selling Your Home

Every homeowner shares a common goal when selling their property: to maximize profit, streamline the process, and minimize hassle. It's important to note that if your home is your principal residence, capital gains tax on profit from the sale typically doesn't apply. However, for investment properties, be prepared to address tax obligations.

Before initiating the selling process, thoroughly assess your reasons for moving. Whether it's due to space, job relocation, neighborhood issues, or simply a desire for change, understanding your motivations lays a solid foundation for your next home-hunting endeavor.

Deciding Whether to Buy or Sell First

The dilemma of whether to buy or sell first is challenging. Selling before buying may leave you in a temporary housing situation if closing dates don't align. Conversely, buying first could result in carrying two mortgages simultaneously. The key is to do your research, understand your needs and budget, and consult with your Sales Representative early in the process.

If you find a new home before selling your current one, consider including a "sale of your existing home" condition in your offer. This allows you to back out if your current home doesn't sell within a set period, though it may limit your price negotiating power.

If you sell your home before finding a new one, a "purchase of a new home" condition can be included in your sale agreement, giving you a fixed period to find your next residence.

Making Your House More Sellable

While personal taste varies, it's crucial to make your home appealing to a broad audience. Your Sales Representative will provide an unbiased analysis of your home's appeal and how it compares to others in the market. They'll also assess its condition and upkeep, helping position your home for a swift sale.

Advertising Your Home on MLS®

The Multiple Listing Service® (MLS®) is an exclusive tool available to real estate Sales Representatives. It lists your home in a database accessible to other agents, increasing its visibility to potential buyers.

Arranging Showings and Open Houses

Ensure your home is clean and tidy for showings and open houses. Prepare a feature sheet detailing your home's attributes, which can be a valuable reference for prospective buyers. Remember, open houses may be intrusive and require your home to be in top condition constantly. For private viewings, allow potential buyers to explore your home comfortably, with your Sales Representative present for assistance and security.
