Understanding Land Transfer Taxes

For most homebuyers in Canada, calculating land transfer taxes is an essential part of the closing costs. These taxes, which are levied on properties during the transfer of ownership, are typically the buyer's responsibility. However, there are exceptions, such as in Alberta, Saskatchewan, and rural Nova Scotia, where land transfer taxes may not apply. The tax rates can vary considerably depending on the province, ranging from 0.5% to 2% of the property's total value.

Provincial Variations in Land Transfer Taxes

Many provinces employ a multi-tiered taxation system, which can be complex. For instance, in Ontario, if you purchase a property for $260,000, the tax is calculated in increments: 0.5% on the first $55,000, 1% on the amount between $55,000 and $250,000, and 1.5% on the amount between $250,000 and $400,000. The total tax in this scenario would be $2,375.00.

Ontario:

  • 0.5% of the first $55,000 of the home’s value.
  • 1.0% of any additional value between $55,000 and $250,000.
  • 1.5% of any additional value between $250,000 and $400,000.
  • 2.0% of any additional value between $400,000 and $2 million.
  • 2.5% of any additional value that’s more than $2,000,000 if the land contains no more than two single-family residences.  

Toronto:

  • 0.5% of your home’s value up to $55,000.
  • 1.0% of any amount between $55,000 and $250,000.
  • 1.5% of any amount between $250,000 and $400,000.
  • 2.0% of any amount between $400,000 and $2 million.
  • 2.5% of any amount between $2 million and $3 million.
  • 3.5% of any amount between $3 million and $4 million.
  • 4.5% of any amount between $4 million and $5 million.
  • 5.5% of any amount between $5 million and $10 million.
  • 6.5% of any amount between $10 million and $20,000,000.
  • 7.5% of any amount above $20 million.
